HOW PLACEMENT WORKS
A room you have actually seen, from a provider we have used.
Most housing problems start with a listing nobody checked. We place students only with halls and agents we have worked with before, read the contract with you before you sign anything, and confirm the booking in writing so the paperwork holds up for both your visa file and your university.
- 01Verified providers onlyNo open listings and no deposits paid to strangers.
- 02Contracts read with youBreak clauses and joint liability explained before you sign.
- 03Confirmed before you flyAddress and receipt in hand for the visa application.

A room from a provider we have actually used
Almost every housing problem a student runs into starts with a listing nobody checked. Money is transferred to an agent found online, the room turns out to be an hour from campus or does not exist, and the student arrives with nowhere to go and no way to recover the deposit.
So we do not place students through open listings. We use halls and agents we have worked with before, we read the contract with you before anything is signed, and we get the booking confirmed in writing — which your visa file and your university may both ask to see.
WHAT WE ARRANGE
From shortlist to keys in hand.
Housing sits inside the counselling service. There is no placement fee and no commission taken from your rent.
When should I book a room?
Four to six weeks before you fly is the sensible window. Book much earlier and you may be paying rent on an empty room while your visa is still processing; leave it later and the good stock near campus is gone, particularly in cities with large international intakes. The exception is university halls, which often allocate on a first-come basis as soon as you accept your offer. If halls are your preference, apply the day the portal opens rather than waiting for the visa.
What you need before you can book
Providers ask for broadly the same things. Having them ready is the difference between securing a room and losing it to someone who did.
- ✓Your offer letterProof you are enrolled at the institution you claim
- ✓Passport copyFor the tenancy agreement and identity checks
- ✓A depositUsually several weeks of rent, held against damage
- ✓A guarantor or advance rentWhere no local guarantor exists, upfront payment is the usual alternative
- ✓Your arrival dateContracts are dated, and paying from the wrong date is expensive
- ✓Bank detailsFor the recurring payment once you arrive
COMMON QUESTIONS
Frequently asked questions
Do I need a local guarantor?
In some countries, yes — the United Kingdom in particular often expects a guarantor based in the country. Where you do not have one, the standard alternative is paying a term or a year of rent in advance, or using a paid guarantor service. Both are normal and both are budgeted for in your planning session, so this does not become a surprise two weeks before you fly.
